As the traditional, Central Business District (CBD) and Rainey Street neighborhood become fully developed, the Capitol Corridor is emerging as the last frontier of downtown development. Ironically, this neighborhood was the very first to introduce downtown, residential high-rise development to downtown Austin with the construction of Westgate Tower in the late 60’s and Cambridge Towers built shortly there after. When the emergence of the Linden Residences, the Capital Corridor is experiencing a residential rebirth.
The Linden residences is one of the several new developments, shifting the center of gravity of downtown Austin North. With billions of dollars of investment in this area including the recent completion of Waterloo Parks, Moody, Amphitheater, the organic development of Waterloo Greenway, the construction of the new Texas Mall, connecting the University of Texas at Austin with the Capitol, the Medical District, and the new Innovation District, the Capitol Corridor has a new appeal as this neighborhood of Austin begins to bloom.
The Linden recently reaching its 50% sold milestone is a 28-story residential tower with 117 residences offering one, two and three-bedroom floor plans with seven residencies per floor. There will be also a limited collection of five two-story penthouses by award-winning architecture from Rhode Partners, developed by Reger Holdings and exclusively marketed by DEN Property Group’s Developer Division. The project first broke ground in September 2021, and with the initial floors being poured the building is expected to begin welcoming residences starting in the Fall 2023.
Outside of the activities and events, taking place in the surrounding areas, the Linden will offer residents, a world-class lap pool, cold plunge pool, fitness facility, outdoor sauna, private, dining and conference room, resident lounge, outdoor cooking, dog park, and wash station. In addition, the Linden's metaphorical canopy extends to cover the adjacent arts and medical districts with unparalleled views and access to the University of Texas of Austin and the traditional CBD.
In 2021, the Austin metro welcomed 116 new residences every day, and that number continues to grow. DEN Property Group, the local real estate agency, representing the Linden listings, is projecting all units to be sold before the building’s opening next year.
“We are honored to have worked with some of the most bespoke projects, and loved brands in Austin and we are excited to soon welcome residents to a luxury building, developed by a three-generation, family-owned company that is committed to quality and designed by the seasoned and award-winning architectural firm, Rhode Partners.” — Bryan Cary, Co-Founder + Broker of DEN Property Group.
While The Linden will be northwest downtown's newest tower, it carries with it a sliver of Austin's past. The residence borrows its name from the original title of 17th Street, Linden Street, and nods to Austin's past and future. The development and its residents highlight the ever-changing Austin metro landscape that will continue to vote for years to come.
